Woodlands To See First New Executive Condo Project In Nearly 10 Years

Woodlands is expected to see its first new executive condominium (EC) project launch in nearly 10 years, offering eligible homebuyers an affordable entry into the private housing market. The new upcoming EC project in Woodlands Drive 17 can yield an estimated 420 new EC units

In a government land sales tender that closed on 5 August 2025, the Woodlands Drive 17 EC plot drew five bids, with a top bid of $360.9 million tabled by City Developments Limited. The top bid works out to a record land rate of $782 psf per plot ratio (ppr), a mere dollar above the runner-up land bid of $781 psf ppr. That the plot saw healthy interest among developers is not surprising, given the attractive locational attributes of the site.

There have been no new EC launches in Woodlands for nearly 10 years, since Northwave EC came on in 2016. Northwave EC was built on the Woodlands Avenue 12 EC site which was awarded for $278 psf ppr in February 2015. The lack of new EC supply for almost a decade will help to generate pent-up demand for the upcoming Woodlands EC.

Furthermore, the subject EC site in Woodlands Drive 17 is also well-located, being less than 300m to the Woodlands South MRT station on the Thomson-East Coast Line (TEL). It is only one MRT stop to the Woodlands integrated transport hub, and two stops to the Woodlands North station, which will be connected to the Johor Bahru-Singapore Rapid Transit System (RTS). The TEL also takes commuters directly to Orchard Road in around 35 minutes, and Shenton Way in about 45 minutes.

Amenity-rich neighbourhood

Apart from being close to the MRT station, the EC site in Woodlands Drive 17 is also located in an amenity-rich area. It is a stone's throw from the Woodlands Health Campus and next to the Woodlands Healing Garden - which put wellness and healthcare services in convenient reach, should the need arise.

Presently, there are three primary schools within 1-km from the plot, namely Innova Primary School, Woodgrove Primary School, and Si Ling Primary School. The site is also adjacent to the Singapore Sports School which will be moving to Kallang in the future. To this end, the proposed relocation of the Singapore Sports School may offer up sizable land for redevelopment in the years ahead, and could inject more vibrancy to the neighbourhood.

Meanwhile, commercial offerings can be found nearby, at Vista Point mall and in the Woodlands town centre, where Causeway Point and Woods Square are situated. The Woodlands sports hall and stadium, Marsiling Mall and Hawker Centre, Woodlands Town Park East, and Woodlands Regional Library are all close to the town centre, which is one MRT stop from the EC project.

Given the relatively attractive location attributes, this upcoming EC project in Woodlands Drive 17 is expected to draw interest from many prospective buyers, including HDB upgraders who may be residing in public housing estates in Woodlands and Marsiling.

Exciting future in Woodlands

The Woodlands Regional Centre is envisioned to be the largest economic hub in Singapore's North region. There will be spaces for business, research and development, and more mixed-use offerings. Plans that have been laid out for the Woodlands Regional Centre include the Northern Agri-Tech and Food Corridor which will connect the future Agri-Food Innovation Park at Sungei Kadut with the Senoko Food Zone.

These initiatives will help to draw more companies to the area, thereby bringing jobs closer to home. Additionally, it could also help to boost housing demand and potential home leasing interest in the future.

In June 2025, the government unveiled the URA Draft Master Plan 2025 which outlines more exciting proposals for Woodlands, such as an integrated community hub which will bring together sports, recreational, healthcare and retail facilities under one roof to better serve residents' needs. Furthermore, the development of Woodlands North Coast as waterfront gateway destination for businesses and commercial activities, and the injection of more housing to Woodlands North, will enliven the entire neighbourhood.
